The Project is retail – banquet hall mixed use development with surface parking.  The second floor is offset to provide roof deck on each end of the building.  The exterior walls predominantly are tilt up concrete panels with strorefront windows, punched windows, hollow metal doors and overhead rolling door.   Fabric awnings, signage and glulam outriggers are the projections. The floor and roof structures will be metal decking on OWSJ’s with concrete topping. The roof finishes are ballasted EPDM roofing system with Polyisocyanurate rigid insulation.  The second floor is heated with forced-air roof top units and the ground floor by hot water cooling tower and boiler.  The site services include hydro kiosk, underground conduits and mechanical services. The landscaping strip is provided mainly along the property line.
