Three storey commercial/retail/residential development with the three floors stacked.  The building consists of demisable commercial retail and service spaces on ground floor and 10-2 level residential units on upper floors (7 -2 bedroom suites & 3-1 bedroom + den suites).  Narrow profile cement fibre siding with 8″ to 10″ wide painted trims around windows and doors and at building corners will clad most of the building along with parapet roof cornice.  Balcony raillings are of wood picket design with decorative ‘Juliet’ balconies proposed.  The projections also include fabric canopies with scalloped skirt edges and artisan-type fascia store signage.  The site work included site demolition, asphalt parking, and landscaping.
